The original plot consisted of several outbuildings and a 1100 square foot 1920’s cottage located on 3 acres of part residential and part agricultural land.

After being acquired by Sira Building and Development in 2012, we were able to obtain planning permission to demolish the existing property and outbuildings. The planning permitted us to construct in two phases, Phase 1 allowed construction of a seven Bedroom high specification 5,100 sqft property, and phase 2 allowed to construct an 800 square foot indoor home sports facility to accommodate a gym, swimming pool, sauna and changing facilities

The property is in a rural village where no mains gas connected to the to the property or village. LPG was used to provide heating to the existing cottage with energy bills costing approximately £600.00 per month and increasing substantially during the winter months.  With this in mind we sort to make the new dwelling more ecological and financially beneficial to the Client.

We proposed that the new dwelling had to be designed and fitted with a ground source heat pump which extracts heat from below the ground and feeds the convector inside the property which boosts the temperature of the water cylinder and heating supply. To enable this 300-metre-long trench was excavated in the rear field and pipes were laid in the tranches which absorbed the heat from the ground. The new system now costs approximately £2700 per annum to heat the heating system and provide hot water to the large 5,100 sqft property.
